Four crucial features to look out for when buying a home according to an expert

People are advised to look for four essential home features if they want to move up the property ladder. They are so vital that people shouldn’t drop a deposit check unless they check.

The warning was issued by Swyft’s design director John O’Leary, who said while buying a home is a huge responsibility, people shouldn’t rush to sign an agreement on the purchase, reports the Express.

With spring being a popular time to buy a home, O’Leary says it’s more important than ever to do a few simple checks. Without doing them, he strongly advises against posting a deposit.

With more properties on the market in the spring, Mr O’Leary says people need to pay close attention to the interior of any potential home. While people will pay close attention to most household characteristics, these are the ones he says can be overlooked.

Natural light

Considered an essential element in any home – new or otherwise – Mr O’Leary says people need to check how much natural light their potential property is getting.

“It’s crucial to make a conscious effort to check how much natural light each room receives and where exactly it hits, especially for smaller properties,” he said. “The first reason is that most of us enjoy a home that attracts a lot of light.

“The second, less obvious reason is if you plan to place key pieces of furniture where the light hits.”

The expert also says that while natural light is good, people should be aware that it can damage furniture, such as leather sofas, over long periods of time. To combat this, he advises against leather and favors fabrics that do not feel the heat of the sun, such as velvet or linen.

Storage space

Keep an eye on storage – even if you don’t need a lot during a visit – because you never know when you’ll need it.

Mr O’Leary’s advice here focuses on whether people want a place with easily accessible space to store their wares.

“My main tip here would be on the accessibility side, it’s great to have storage but if you can’t maneuver a piece of furniture you want to put in it because it’s placed in an awkward position in the house, it will be little to use,” he said. “That’s where a tape measure on viewing day comes in handy.”

Fitted carpets

Carpets are expensive things at the best of times, so potential home buyers should always note whether they need to replace one when viewing a home.

“I’m sure we’ve all seen a listing of properties, fallen in love, and then noticed the bright red carpet in the living room,” he said. “While it’s easy to think we can just replace this, it’s worth bearing in mind that it can cost between £700 and £2,000.

“So if it’s just in one room, it’s probably not a big deal, but if it’s the whole house, it’s worth factoring into your house price budget.”

A good way to get around the carpet conundrum is to ask the real estate agent what’s under the carpet. If it’s oak flooring, John says you’re onto a winner.

Wall finishes

We all have different tastes when it comes to home design, so if the perfect home has horrible wallpaper, you might think there’s an easy fix. John says you might have to think differently.

“The color or pattern may not be to your liking. It may take longer than you think to strip and redo the wallpaper, or to prep the walls and paint,” he said.

The expert says that sometimes the walls have been covered with wallpaper in order to hide the cracks, which lengthens repair times and becomes a real hassle to repaint. It’s also not good for the pocket.

This means that in some cases a DIY expert may even be needed for the job. That’s something else that’s not good for the purse strings either, or the idea of ​​eventually having to replace or renovate stairs and fireplaces.

“You want to check whether they’ve been paneled or sealed, and what kind of work will need to be done to get them to a place where you’ll be happy with them,” O’Leary advises.

“Generally these types of replacements can cost up to £800.”
