People are advised to look for four essential home features if they want to move up the property ladder. They are so vital that people shouldn’t drop a deposit check unless they check.

The warning was issued by Swyft’s design director John O’Leary, who said while buying a home is a huge responsibility, people shouldn’t rush to sign an agreement on the purchase, reports the Express.

With spring being a popular time to buy a home, O’Leary says it’s more important than ever to do a few simple checks. Without doing them, he strongly advises against posting a deposit.

With more properties on the market in the spring, Mr O’Leary says people need to pay close attention to the interior of any potential home. While people will pay close attention to most household characteristics, these are the ones he says can be overlooked.

Natural light

Considered an essential element in any home – new or otherwise – Mr O’Leary says people need to check how much natural light their potential property is getting.

“It’s crucial to make a conscious effort to check how much natural light each room receives and where exactly it hits, especially for smaller properties,” he said. “The first reason is that most of us enjoy a home that attracts a lot of light.

“The second, less obvious reason is if you plan to place key pieces of furniture where the light hits.”

The expert also says that while natural light is good, people should be aware that it can damage furniture, such as leather sofas, over long periods of time. To combat this, he advises against leather and favors fabrics that do not feel the heat of the sun, such as velvet or linen.



People should be on the lookout for any imperfection – big or small

Storage space

Keep an eye on storage – even if you don’t need a lot during a visit – because you never know when you’ll need it.

Mr O’Leary’s advice here focuses on whether people want a place with easily accessible space to store their wares.

“My main tip here would be on the accessibility side, it’s great to have storage but if you can’t maneuver a piece of furniture you want to put in it because it’s placed in an awkward position in the house, it will be little to use,” he said. “That’s where a tape measure on viewing day comes in handy.”

Fitted carpets

Carpets are expensive things at the best of times, so potential home buyers should always note whether they need to replace one when viewing a home.

“I’m sure we’ve all seen a listing of properties, fallen in love, and then noticed the bright red carpet in the living room,” he said. “While it’s easy to think we can just replace this, it’s worth bearing in mind that it can cost between £700 and £2,000.

“So if it’s just in one room, it’s probably not a big deal, but if it’s the whole house, it’s worth factoring into your house price budget.”

A good way to get around the carpet conundrum is to ask the real estate agent what’s under the carpet. If it’s oak flooring, John says you’re onto a winner.

Wall finishes

We all have different tastes when it comes to home design, so if the perfect home has horrible wallpaper, you might think there’s an easy fix. John says you might have to think differently.

“The color or pattern may not be to your liking. It may take longer than you think to strip and redo the wallpaper, or to prep the walls and paint,” he said.

The expert says that sometimes the walls have been covered with wallpaper in order to hide the cracks, which lengthens repair times and becomes a real hassle to repaint. It’s also not good for the pocket.

This means that in some cases a DIY expert may even be needed for the job. That’s something else that’s not good for the purse strings either, or the idea of ​​eventually having to replace or renovate stairs and fireplaces.

“You want to check whether they’ve been paneled or sealed, and what kind of work will need to be done to get them to a place where you’ll be happy with them,” O’Leary advises.

American Pet Resorts is seeking approval from the City of Hoover to install a Pet Paradise pet grooming and boarding facility at the corner of Stadium Trace Parkway and Brock’s Gap Parkway.

The society is requesting permission to house up to 175 dogs in a 15,000 square foot facility of administrative and kennel space on a 2 acre parcel on the corner between Brock’s Gap Parkway and Discovery United Methodist Church.

The Hoover Planning and Zoning Commission is due to consider the application on Monday, March 7.

The facility would include outdoor runs and play areas with wading pools, but no more than 75 dogs would be allowed outside at any one time, and no dogs would be allowed outside between 7 p.m. and 6:30 a.m. subject to the proposed restrictions.

Pet Paradise also offers on-site veterinary care and usually has a 24-hour on-site caretaker.

Hoover City Council approved a similarly sized Pet Paradise facility at Tattersall Park near Greystone in June last year, so it would be the second Pet Paradise in Hoover.

The city council also approved a PetSuites Resort on John Hawkins Parkway in 2018, but in this case it didn’t allow any outdoor runs or play areas because the property backs onto the houses.

Some residents of Trace Crossings have also expressed concerns about noise and questioned whether they should also seek to eliminate outdoor trails and play areas at this site. But other residents say they think dogs need a place to hang out in boarding schools.

Charlie Beavers, an attorney who represented both PetSuites and Pet Paradise, said at the Tattersall Park talks that Pet Paradise facilities typically employ around 25 people and have 13-15 staff on site during public hours. .

On typical days, Pet Paradise facilities have 20 to 40 dogs in day camp, 8 to 15 boarding dogs on weekdays and 15 to 40 boarding dogs on weekends, Beavers said then. Peak times with more dogs are during holidays, he said.

Pet Paradise facilities do not accept pregnant, aggressive or unvaccinated dogs, Beavers said.

The company has taken many steps to reduce noise from its facilities across the country, Beavers said. The facility itself is heavily soundproofed with 1 foot of foam insulation in the roof above the insulated block, he said.

Pet Paradise takes the dogs outside to play for 30 minutes three times a day, and employees keep the dogs occupied while they’re outside, which helps reduce barking, Beavers said.

Dogs are also permitted outside on individual patios outside their suites twice a day for “potty breaks” and during cleaning of their suites, but the 75-dog limit outside is subject to change. applies to all dogs, Beavers said.

James Inman, the real estate acquisition manager for Pet Paradise (based in Jacksonville, Florida), told the Hoover Planning and Zoning Commission last year that Pet Paradise had designed a sophisticated underground drainage system that will prevent 99, 9% of animal waste from entering the storm water system.

Restrictions being considered for this site would also require the dumpster to have a roof over it to prevent rainwater from entering and that the dumpster be serviced “an adequate number of times per day to prevent odours”.

The Hoover Planning and Zoning Commission has a business session scheduled for 5 p.m. Monday, followed by an action meeting with time for public comment at 5:30 p.m.

On zoning matters like this, if the zoning board recommends approval, the matter then goes to Hoover City Council for a final decision.

What can a bored 26-year-old carpenter do in the middle of a pandemic? Build an igloo, of course.

“I can’t go to bars, I can’t go to concerts, I can’t go on vacation, so let’s build an igloo,” exclaims Drew Anger.

That’s exactly what the Millbank native did. He built a luxury igloo in just over a day on the lawn of his parents’ house. Complete with a working log burner, sofa, lights and even satellite TV.

“It’s not very big here, so I can invite two friends over here, and we have a drink, and watch the Olympics, and enjoy the fire,” Anger said.

Not only did he build the igloo, he filmed the process. Everything from cutting blocks to building an ice cream coffee table.

Anger, who runs his own carpentry and video production business, is building and filming many interesting projects, but he had to think quickly on Wednesday night in order to save his icy creation from the impending rain.

“3 p.m. yesterday [Wednesday] there were holes in the wall, and I thought that was it. But, we covered it because it started to rain during the night. The igloo has already had many visitors. Nearby Anna Mae’s Restaurant dropped donuts this week and the Perth East Fire Department dropped a smoke alarm.

Anger says that with soaring real estate prices, her winter oasis seems quite affordable, especially since it’s on her parents’ lawn.

“I tell myself every year from now on, I’m just going to build an igloo, until I can afford a house, so watch out for mum and dad,” he jokes.

Seattle has plenty of prime waterfront real estate, but it doesn’t get much closer to the water than living there in a houseboat. That’s why today we’re looking at a house that’s less large in scale, but certainly unique in its floating location. Let’s take a look at a main Lake Union houseboat.

This bright green little houseboat is called Pacena and is a classic houseboat inherited from Seattle’s Lake Union. It is conveniently located along the Burke Gilman Trail between the University of Washington and Fremont. This means that not only will you have the water right outside your door, but you’ll also have back door access to Seattle’s best multi-use trail.

Because this is a houseboat, it won’t have the square footage of other homes on the market. That being said, Pacena has everything you need, bathroom, kitchen, bedroom, and even an additional loft, all tucked into 600 square feet. If you ask us, that sounds like the perfect setup for a minimalist.

What sets Pacena apart from other houseboats of similar sizes are its wood paneled wall and ceiling accents and hardwood floors. They add an extra nautical vibe to the interior and also a bit of heritage flair. Additionally, Pacena was hauled in December for a bottom cleaning and paint job on both the exterior and roof. So for $350,000, everything is pretty much out of the box.
